Attracting property investors into your business is essential to the growth you need to make your property journey successful

I have been in property since 2001 and in that time I have had to secure investor funds for numerous projects over the years. Much of that came from the connections I had made over time, coupled with specific campaigns to target the sort of audience that are looking to invest without being hands on.

Attracting property investors into your business is essential to the growth you need to make your property journey successful, but what are investors looking for and how do you get in front of them, to showcase your business and what you can offer?

Finding Investors... Your Target Audience

To bring an investor onboard you need to be a serious player. Investors are looking for a professional partner to help them achieve their investment goals and they will be carefully choosing who they invest with.

Getting in front of them, so they know you exist is key to bringing on them onboard is essential. This means presenting them with information that showcases your investment strategy and how you can help them get a return on their investment.

The starting point for your marketing should be your property business website, and that's where Property Pipeline Pro comes in. The importance of a professional online presence (a high converting website) is the first step in the process, but one of the most important. This will enable your perfect client to understand exactly who you are, what you do and how you can help them succeed.

But once you have your home on the internet, you need to drive traffic to the site. You need to think about how you get that site in front of them.

This is where a focused and sustainable marketing campaign is required.

A campaign which is focused on the end result and targeted to specific audiences. So let's look at some of the individuals and organisations you can target to get them to your site.

There are many ways to get your message in front of your target audience including Social Media, Targeted advertising through Facebook, YouTube and LinkedIn and business and property networking events.

You can also use the direct approach.

#1 - Friends And Family

Never underestimate to power of turning to friends and family first. They are the ones that have seen your passion and drive to build your property business. However, even though they know you, they will want to be sure you are serious and have the ability, drive ambition and skill before they invest with you.

It's important to treat them as a treasured professional client and take them down the same route as other investors. Send them to your website and get them to download your prospectus or investor guide.

They need to have an in depth understanding of your business and how their investment funds are going to be used.

A good friend of mine, Simon Zutshi, the founder of Property Investors network, has a great way to introduce the concept of approaching friends and family about investing money in your property projects.

This is because you may initially find it difficult bring up the subject. So his approach would be to ask them "Who do you know who might like a better return on their money?" This way, if they have money in the bank that is getting whittled away, they themselves may be interested in finding out more.

#2 - Property Networking Events And Seminars

Property Networking events are a place where you can find people who possess capital and are already enthusiastic about property investment but lack the time, expertise, or experience to pursue it independently.

You can also find people who attend property education seminars who again are looking to use property to build wealth, but when they understand the time and commitment involved, way seek to collaborate with a professional property business owner like you.

These people are looking for partners that are solid, dedicated and who have drive and ambition. Once identified, you should get their details and focus on connecting with them after the event. Send them to your site and encourage them to download your prospectus or initial investor guide.

This way they get onto your database as a prospect investor, you can then follow up with information on your deals and what you are looking for in a property business partner of investor.

There are lots of these events all across the country and abroad. Some are run by larger organisation Like Property Investors Network or Progressive Property, some smaller organisations and many local independent meetings.

#3 - Private Investors

If you have focus and an eye for connecting with others, you will come across private investors in your travels, especially if you introduce yourself as a professional property investment business. No mater where you are in your journey, you need to present yourself as a focused business person, with a skillset that others simply do not have.

The secret is to always be ready with your 30 second, or elevator pitch and a business card. If the person you are talking to is impressed with your short pitch they may well go to your investor attractor website, which is their gateway into your business.

#4 - Other Paths To Investor Finance

There are other ways to finance deals including Crowdfunding such as CROWDPROPERTY. You will have to offer deals that fit a strict criteria and the platform will take on the project and fund the deals or tell you the deal doesn't work. This is a valuable service that has worked well for many property business owners.

Other routes are things like Angel Investor Networks or even Family Offices which are a team of wealth managers who protect and grow the assets of wealthy families.

All avenues should be looked at in your property business, some will work well for you whilst others may not.

Professionalism Is Key To Your Success

Whatever route you take, you need to make sure your potential investors see you as a professional business with all the bases covered. You will have to build your business with focus and determination to succeed.

Private investors and investment companies will demand information and accreditation before investing so make sure you have these in place as you build your business. This information should be available from your website as your primary call to action!

There are 2 distinct calls to action you should include in your investor website. The first is access to an initial investor guide. This would be provided as a download from your site in exchange for their contact details which include their name, email and telephone number.

This is normally you PRIMARY call to action. This can be done with an autoresponder software which enables you to place a form on your site to capture their details. Once they have filled in that form and submitted it, you can send them directly to a page where the guide will be delivered.

The other essential call to action is giving the site visitor the ability to book a call with you online at a time which is convenient to them. To do this you need an automated call booking system.

Both of these calls to action capture the site visitors details, adds them to your database and enables you to follow them up automatically.

This is the depth of professionalism, not only lets you leave the technology to do its work automatically, so you can get on with your property business, it also shows the investor that you are a serious and professional business that they can have confidence in.
