Running a successful property business means you not only need to find the right property deals for your invests, work on the projects that need funding and making sound financial decisions but also to effectively reach and engage with new investors... your target audience. Bringing in new prospect investors is vital to your property business's growth, and social media is a great way to promote your website where you can get those prospect investors to engage with you.
However, did you know that Facebook posts only reach less that 5% of your followers? They purposefully throttle back your post reach so you'll advertise with them, either through their ads platform or through trying to boost posts. That's where live streaming video marketing comes into play, it simply extends your social reach.

Social Media has become an integral part of any marketing strategy. Property investors and property business owners can harness the potential of live stream video to significantly expand their reach and engage with their target audience in a more authentic and compelling way. In this article, we'll explore how you can effectively use live stream video to increase your social media reach and take your property business to new heights and potentially new a new audience.
Posting on your social channels is great. It's needed to reach your audience, to expose your business to new people and to drive traffic to your site, but the reach social media had has diminished and continues to diminish all the time. Social Media platforms choke the reach of your posts so you more over to paid reach using their ad platforms. It's how they make their billions. However, live streaming extends your reach as Facebook and other social platforms like LinkedIn and YouTube love live streaming and consequently opens the throttle and exposes this content to a much wider audience. It's also incredibly interesting social media content that can be repurposed, re-edited and collated.
Live streaming can be done in a couple of ways, on-the-fly and planned live broadcast such as training, live podcasts etc... And with the right software you can even record a podcast and put it out as live at another time, more on that later in the article.
Both on-the-fly and planned live broadcasts have their place in your social media marketing strategy.
Live streaming on social media offers several advantages for your marketing strategy. One of the key benefits is its ability to engage and connect with your audience in real-time. Here are some advantages of on-the-fly live streaming:
Live streaming feels genuine and unscripted, allowing you to connect with your audience on a personal level. Viewers appreciate the real, unfiltered nature of live content, which can foster trust and authenticity.
Live streaming allows for real-time interaction with your audience. You can answer questions, respond to comments, and have a direct conversation with viewers. This interactivity can help build stronger relationships with your audience.
Live on-the-fly streaming is cost-effective compared to producing highly polished, pre-recorded videos. All you need is a smartphone or a computer with a camera and an internet connection. This can help small businesses and startups with limited budgets.
Social media platforms often notify followers when you go live, which can help you reach a broader audience. Live streaming can also be shared and replayed, extending its reach even after the live broadcast has ended.
Live streaming is an excellent medium for storytelling. You can share behind-the-scenes glimpses of your property business, showcase your services, property tours of the deals you are involved in, or share your brand's journey. This can help humanise your brand and make it relatable. It's a fact that to bring investors on board, they want to see that you are actually on the ground getting involved with refurbishment or deal hunting and sourcing.
Take a look at the video below. This is a great example for one of my Property Pipeline Pro clients, Steve Cowgill who is producing a lot of live video for his social media channels. He's going live in his Facebook page but also using these videos to create reels on Facebook which get's to an even wider audience.
Live streaming is ideal for covering events such as property networking, industry shows like the Property Investor Show or any live happenings related to your business. It allows people who couldn't attend in person to participate virtually, but also to see that you are attending and part of the action. This follows the R.A.V.E. concept of promoting your reputation and authority, whilst getting you the visibility and engagement with your target audience.
The ability to stream live is so simply and takes very little of your time. I know we all have busy lives but going live on our phones is just a click of a button away, but the effect can be transformative. If you are onsite you can do an update by just getting your phone out and going live on Facebook. You can stream to your page or your profile and interact with people leaving comments after you have done your piece to camera.
After the live stream ends, you can repurpose the content into shorter clips, blog posts, or social media updates. This extends the life of your content and helps you get more mileage out of your efforts. Also look at clips for short form video such as YouTube Shorts or Facebook Reels.
Social media has become an integral part of any marketing strategy. Property investors and property business owners can harness the potential of live stream video to significantly expand their reach and engage with their target audience in a more authentic and compelling way. Now you can effectively use planned live stream video to increase your social media reach and take your property business to new heights.
Before diving into live streaming, it's crucial to select the appropriate social media platform(s) for your target audience. Facebook, YouTube, and LinkedIn are popular options for property investors. Understanding where your audience spends most of their time will ensure that your live streams reach the right demographic. The great thing is live streaming software can enable you to broadcast into all of these platforms at the same time so you can blast your social no matter what platform your prospect investors prefer. YouTube is also easier to get your content ranked. It not only comes up within YouTube but if you chose your keywords and title well, can be found on Google as well.
Creating engaging content is the cornerstone of a successful live stream. For property investors and business owners, your live stream topics can include property investment tips, market updates, property tours, renovation insights, How the viewer can get involved in property through you and more. Make sure your content is relevant, valuable, and tailored to your audience's interests. Think of your live broadcasts as a way to hit the R.A.V.E. process to build your reputation and authority, increase visibility and include a call to action to download your initial investor guide or to book a call with you.
To maximise viewership, promote your live stream in advance. Use your other social media channels, email lists, and any relevant groups or communities to inform your audience about the upcoming live stream. Create teaser posts or videos to build anticipation and excitement. Again live streaming software can place posts within your social media platforms with a time and date that the live broadcasts will be going out. I cover the software needed later in this article.
The quality of your live stream can greatly impact its success. Invest in a good camera, microphone, and lighting to ensure clear and professional video and audio. A stable internet connection is also essential to avoid technical glitches during your live stream.
Camera: You can use a high quality webcam, but consider using a DSLR camera if you have one. This can be linked to your computer via a HDMI cable. The quality is excellent. These cameras have video functionality so they can also be used to film you on site or at speaking events so could be a great investment for your property business.
Microphone: Good microphones are relatively cheap nowadays but can make a massive difference to the quality of the sound of your broadcast. You need to use a condenser microphone as shown in the photo. This one is about £60. There are lots of different makes and models, but you don't need to spend a lot of money on a condenser mic.
Lighting: Arguably the lighting you use has the most impact on the quality of your picture. The right lighting gives your video depth and clarity. These ones shown are not expensive and will get you up and running quickly. This sort of lighting set up will give you three light sauces so you can control the look and feel of the visuals on camera.
The power is provided via USB connector, but you can get standard plugs with USB ports so you don't have to plug them all into your computer.

Many of the features below are available in the free plan, but to unlock it's full potential you'll need to get one of the paid plans. The cost is really affordable though with their Basic plan costing just $25 a month which enables you to full customise and brand you live streams. If you go for the Professional plan at $49 a month you also get On-Air Webinars, Full HD (1080p) and can multistream up to 8 locations. The On-Air Webinar really simple but highly useable webinar platform.
Streamyard's interface is intuitive and straightforward, making it accessible even for those with limited technical expertise. You don't need to spend hours learning how to use the platform, you can get started within minutes.
Streamyard is a web-based platform, which means you don't have to worry about downloading or installing any software. Simply log in to your account through your web browser, and you're ready to go.
Streamyard offers a variety of templates for your live streams, including customisable overlays, lower thirds, and backgrounds. These templates help you create a professional-looking, branded live stream without the need for graphic design skills.
With Streamyard, you can simultaneously stream to multiple social media platforms, such as Facebook, YouTube, LinkedIn, and more. This means you can reach a broader audience without the hassle of setting up individual streams on each platform.
If you want to invite guest experts or collaborators to your live streams, Streamyard makes it easy. You can add up to six participants to your stream on the FREE plan, ten on the paid plan and the platform provides a split-screen view for seamless interactions.
The platform offers a live chat feature that allows you to engage with your audience in real-time. Respond to comments, answer questions, and build a sense of community during your live stream.
In case some of your followers miss the live broadcast, Streamyard automatically records your live streams. You can then repurpose these recordings for future content or share them with your audience after the live event. You can also use the software to just record so you can stream live at a time that suits you. This is incredibly hands to record a number of broadcasts at one time and feed then out as LIVE every week for example. It also means that if you can only get hold of a guest speaker in the morning but you're normal live time is in the evening, you can record the podcast in the morning when the guest is available and then stream that recording live later.
Customise your live streams with your brand's logo, colors, and fonts to maintain a consistent and professional image across all your content. You get more branding option on the paid plan, but the free plan enables you to some customisation.
At the beginning of 2023, Streamyard introduced On-Air Webinars to the platform. This is only available in the Professional plan but to be able to do simple webinars where your prospects have to register to attend is a great way to generate leads. You can then download the .csv file and upload those leads into your CRM. If you use Property Pipeline Pro's CRM you can then trigger a sequence of follow up emails to that list and even send out broadcast emails to subsequent webinars getting you a lot mor visibility.
Live streaming can get you in front of more people and for that one reason its worth using to promote your property business. But if you use a platform like Streamyard you also have a massive amount of control over your output.
You can not only stream live, but can use it to record interviews or one to one podcast and then play those recordings as if they were live, freeing up your time and putting you in the driving seat as far as your content distribution is concerned. Then you have the On-Air Webinar side as well to get leads which can then be pumped into your CRM so you can follow the registrants up is incredibly powerful, and because all your live videos are stored in the library, you can pump out these saved videos as live at any time to boost your engagement.
